APPLICATION GUIDANCE NOTES:-
* All properties are let on Assured Shorthold Tenancies for a minimum period of six months.

We reserve the right to request a Guarantor to accompany any application if considered necessary (a £15 non refundable
credit search fee will be payable.)

All rents are exclusive - Tenants are responsible for payment of Council Tax, water, gas, electric and telephone charges unless otherwise stated
If you wish to be considered for a tenancy, after viewing
a property, you will be required to:-

Pay a Credit Search Fee of £25 per person – payable immediately & is non refundable
*
Supply a copy of a utility bill showing your name and current address (no more than 3 months old.)
*
Your National Insurance number.
*
Evidence of your date of birth.
*
ID evidence – i.e. a passport or photograph driving licence.
*
Should we require a bank reference your branch will charge you for this service and they will require your authorisation
before releasing a reference.
REFERENCES
If the credit search returns an acceptable score level
the property will be held for a maximum of 7 days whilst
written references are obtained from the persons nominated
on your application form. Please ensure they are
aware they will be approached for a reference otherwise
this may cause delays.
Guarantor – if you have been asked to provide a Guarantor please request a ‘Guarantor
Questionnaire’ form
from our office (the guarantor will also be referenced
and credit checked and we shall require a fee of £15.00)
Please note that it is our intention as Agents for the Landlords to use information
supplied by other Landlords or Agents so that the Landlord may have an informed decision as to whether to let a property to
an applicant. This will include details of non payment of rent, damage
to fixtures and fittings, loss of fixtures and fittings, disturbance to neighbours i.e. anti social behaviour, criminal activity
conducted from the premises, intimidating behaviour towards Landlords/Agents and quitting the premises without giving notice.
Subject to satisfactory references and searches we will
then formalise the letting and arrange for the signing of the Tenancy Agreement.
We shall require:-

Immediate payment of part/full deposit (refundable at the end of the Tenancy subject to an ‘Agent Check Out’
inspection carried out once the property is vacant and left in a clean, tidy and undamaged condition)

Payment of advance rent on or before the tenancy start date.
*
Payment of £75 contract fee.
N.B.
Cheque payments will be subject to clearance before commencement of the tenancy.
Additional Comments
Please remember that you should ensure you have adequate
insurance to protect your own personal possessions and any accidental damage to the Landlords property.
